Cabinetry

Cabinets are the largest investment in a kitchen remodel. Options range from stock, to semi-custom, to completely custom. For example, if your kitchen design requires $12,000 for stock cabinets, the same layout may cost you $18,000 for semi-custom, or $24,000 for fully custom. The type of cabinetry needed often depends on the appliances selected. Stock cabinetry accomodates basic lower cost appliances. Semi-custom cabinets can be used for mid-level appliance design such as a standard 30" wall oven, built-in microwaves, and the like. High-end appliances such as built-in sub-zero refrigerators, oversized hoods, custom ovens, warming drawers, or appliances designed for applied cabinet panels require fully custom built cabinetry.

Layout Changes

Moving walls, relocating sinks and appliances, or reloacting recessed lighting can quickly add to the price.

Selections & Finishes 

• Cabinet Hardware: Cabinet hardware can vary considerably in price. For example we have installed cabinet door pulls from as little as $5 a piece to $50 a piece. With kitchens requiring dozens of knobs and pulls, the difference can add up quickly.
• Sinks: Kitchen sinks can range from $250 to $2,000 or more depending on the material, size, and brand.
• Light Fixtures: Some people choose to only use recessed lighting. Others add decorative lighting which can be as simple as a $50 pendant or a $2,000 specialty fixture or chandelier.
• Pot Filler: Pot fillers are a major add. The fixture itself tends to be pricey. In addition, water supplies must be added to the desired location, reinforcements placed in the wall to support the fixture, and additional plumbing labor is required.
• Backsplash: Backsplash choices range from very simple to highly customized. Some homeowners choose to leave the wall painted.  Others choose to install tile. Basic 3x6 subway tile may cost as little as $3 per square foot, while more elaborate tile can cost $50 per square foot or more, before installation. In some designs, the countertop material is carried up the wall as the backsplash. This is usually the most expensive options as it significantly increase the amount of countertop material required. 
• Countertops: Countertops are sold by levels. Some entry-level granite countertops can be found for as little as $50/sqft. Higher-level granites, quartz, quartzite, and exotics often range between $75/sqft to $300/sqft.

Some remodeling companies use allowances to estimate the cost of products that have not yet been selected. While this can provide a general idea of what an item may cost, the final price can drastically change depending on the selections you make. Some contractors use unrealistically low price allowance categories as a way of underbidding the competition. However, it is the client who ends up paying the difference when the chosen product costs more than the allowance.

This gives you a clearer understanding of your total investment before work begins and helps minimize unexpected costs along the way.

Finalizing selections in advance also helps keep your project moving once construction begins. With materials chosen and ordered ahead of time, we can better coordinate scheduling and avoid unnecessary delays caused by waiting for decisions or materials to be finalized.
